Northern Colorado New Build Guide

Brand new house.

Know who you're building with.

The incentives are real right now, and so are the stories. What would you want to know about a builder before you sign their contract?

Where it goes sideways

Welcome

You've been looking at new builds.

Maybe you've toured a model or two, or you've done the math on that incentive more than once. You're already doing the homework.

You want the fresh paint and the warranty. You also don't want to be the next story someone tells about a builder who stopped returning calls after closing.

This guide is the short version of what I'd tell you over coffee, before you ever walk into a sales office.

A peek inside

Where new builds go sideways.

None of these show up on the brochure. All of them show up eventually. Which one would you rather find out about now?

01

The rate that changes

That low payment in the sales office can be a rate that steps up later. Ask what the payment is in year one, and what it is after.

02

The strings attached

Incentives often come with conditions: their lender, their title company, a closing date that works for their books.

03

The tax surprise

Some new communities carry metro district taxes that never show up in the list price. They show up in the monthly payment instead.

04

The model isn't the base

The model home is dressed in upgrades. The price on the sign usually isn't.

05

Delays and fine print

Build timelines move. The contract is written by the builder, for the builder.

06

Walking in alone

The friendly person in the sales office works for the builder. Register your agent on the first visit, or you may not be able to add one later.

Before you sign

Bring someone who works for you.

The builder has a sales team, a lender and a contract written in their favor. You deserve one person in the room who's on your side.

Which community has caught your eye? Tell me, and I'll tell you what I've seen there.
